Do I get the deed to my house at closing?

Generally, the lender sends the documents to be recorded after the closing. Typically, the lender will provide you with a copy of the deed of trust after the closing. The original warranty deeds are often mailed to the grantee after they are recorded.

Does escrow prepare the deed?

Your escrow officer will help you determine which type of deed to file. The Deed is prepared by the escrow company/Title company or an attorney and states that the seller, currently vested on Title, is granting the Title to the buyer, as the buyer has chosen to take Title of the property.

Who keeps the deeds of my house?

The deeds will only be returned to the owner once the mortgage on the property has been fully paid although photocopies of the deeds can be requested at any time. If no mortgage is held on a property then the title deeds will be kept by the owner. They can either be kept in the home or they can be held by a solicitor.

When do property taxes go into escrow account?

Although a portion of every mortgage payment goes into your escrow account for property taxes, your loan servicer doesn’t pay the taxes on your behalf until the bills come due. That usually happens two or four times a year.
