Is landlord responsible for internal decoration?

Your landlord is usually responsible for external and major structural repairs. You are usually responsible for internal decoration and for making sure that furniture and other contents, and fixtures and fittings are not damaged because of your negligence (see under Damage or loss to contents/furniture).

Can a landlord enter your room if there is no problem?

You have exclusive possession of the area that you pay rent for. For example, if you rent a room in the same house as your landlord, they cannot enter your room without your permission. In these circumstances, there may be a lock on your room door, but even if there’s not, no-one can enter it without your consent.

Does landlord have to fix shower?

The landlord has to provide you with running water and sanitation facilities to use it. You need to have a working toilet and a shower or a bathroom. Note that the law doesn’t require the landlord to make improvements to the facilities, only to provide working ones.

Are tenants responsible for leaks?

Any water damage that occurs to the property due to the tenant’s actions is the tenant’s responsibility. Furthermore, if a water problem, such as a leak, is detected by the tenant and reported to the landlord, the tenant is responsible for removing their personal belongings from water’s way.

Do tenants have to pay for redecoration?

It’s rare that the tenant needs to redecorate at the end of a tenancy, although it’s sometimes included in a tenancy agreement. If the tenant damages the interior of the property, you may be able to keep part of their deposit to pay for redecoration and repairs.

Who is responsible for fixing a water leak?

If there’s a leak on your side of the meter, on the public footpath or external stop valve, it’s your responsibility to fix the leak. However, if it’s the first time you’ve had a leak like this and it’s not too expensive, your water company will usually repair it – although they don’t have to.
